If we have taken on your property, two of the many services that we provide are security and management. The property is fully managed by us, from booking, to cleaning, to security and maintenance.
We install video security doorbells to the exterior and decibel meters on the interior of all of our properties. This is to ensure the highest level of security and safety of your property.
Hands-free experience.
When choosing a company let agreement instead of an AST agreement you get a complete hands-free experience. Everything is taken care for you. You no longer have to stress about the condition of your property, weather rent will be paid on time or pay agents a 15-20% fee of monthly rent to manage your property. Sit back and relax as we do all of that and more for you at no extra cost. It’s in our best interest to keep your property maintained and upheld to the highest of standards.
Cleaning and maintenance is fully covered
At Airly Yours we pride ourselves on maintaining properties to the highest of standard. We arrange weekly cleaning and bi-weekly maintenance checks on all properties to ensure nothing goes unseen.
All general maintenance is covered by us, for example chipped paint or loose hinges, but if any structural or boiler issues arise, the landlord will be contacted.
We always aim to hand back the property in better condition than it was handed to us.
No void periods
The hassle and stress of trying to find new tenants after the old ones move out can be tiring, stressful and ultimately loose you money. When choosing a company let agreement instead of a standard AST agreement you get guaranteed rent for long-term periods - no more void periods. When signing a company let agreement with us, you benefit from fixed, guaranteed rent every month - regardless of occupancy.
With a standard AST agreement and the ‘Renters Rights Reform Bill’ coming into place, landlords are not guaranteed rent each month. Not only this but they are at a heightened risk of experiencing a battle to evict tenants who, for example, didn’t pay their rent.
You are covered up to £20,000
For all properties that we take on we use a deposit replacement insurance scheme (Advanced Rent), rather than a traditional deposit which is held by the landlord, a percentage of the rent is placed into an insurance scheme that covers you up to £20,000 worth of damages. We find this to be much more effective for both parties as we can use the deposit money to refurbish and uplift the property, whilst the landlord is covered for much higher in damages.
